Now That You Found a Contractor You Like
Now that you hired a contractor for your home improvement
project, you need to get it all in writing--before
starting the work. There are things you
need in the written contractor contract to make sure everyone is happy.
- Specify the exact materials to be used. The brand, model, color and size of all materials used. Look out for the “or equal” clause- or you could end up with an “equal” you don’t like.
- Details of exactly what labor will be performed.
- Get a detailed payment schedule for everyone—the contractor, subcontractors and suppliers. It’s best to clearly state how much and when you make payments.
- Make sure the warranty covers the work and the materials. The length of the warranty period and any limitations should be clearly stated.
- The contractor’s obligation to get all required permits.
- Specific details explaining what the contractor will and won’t do. This includes site cleanup and trash disposal.
- Have a clause stipulating that no alterations or any extra work may happen without a change order.
- In case anything should go wrong during the project, have mediation and arbitration clauses.
- Have a clause allowing you to void the contract within three business days of signing it.
